Cost Estimating Approach and
Methods
KIRK Associates utilizes experienced, highly accurate cost estimators in
all disciplines including architectural, structural, mechanical and
electrical estimating. KIRK
Associates takes pride in providing complete cost control services
during each phase of the design process beginning with project
programming. The
various elements of cost management are both identified and related
to the design process to create an integrated cost/quality value
management approach.
Cost planning models, organized by the UNIFORMAT building systems, are
prepared at the beginning of the project.
This cost model estimate reflects the Owner's quality level
expectations and allows management to monitor all of the
"design-to-cost" aspects throughout the duration of the
design process. Early
cost model estimates employ a historical cost database, which
incorporates a diverse selection of building projects.
Using our unique VeNTURE simulation cost/quality/value computer model
developed by KIRK Associates, we are able to simulate the effects of
variations in project assumptions prior to the commencement of
design. Model inputs
include assumptions about space needs, building shape, number of
floors, amount of glass, and the quality of building systems.
Outputs include project and construction cost, as well as energy,
maintenance, and replacements (O&M) costs. The model can then be
used to estimate the results of various "what if?" design
questions posed by the Owner and project design team.
Ultimately, the results of this model help formulate the
project budget. Prior to project authorization, many Owners also
participate in a PRECiSE (Preliminary Cost & Size Estimating)
Workshop to further explore "what if" design alternatives.

Schematic,
design development and construction document cost estimates are
prepared using computerized construction cost estimating systems.
This provides the Owner and design team members with the most
current and accurate cost data.
This system permits construction costs to be organized by
both UNIFORMAT and CSI code of accounts.
The flexibility of this system also permits costs to be
dispersed according to other owner codes of accounts for special
applications.
This approach allows the Owner's quality level expectations
and budget to be fully integrated throughout the design process.
