Design Review Services

Design (Contract) Documents, including specifications and drawings, are reviewed by a team of architects, engineers, and specialists at various stages of development for: constructability, discipline correlation, bidding packages coordination, discipline technical review, building and other code conformance, program verification, maintainability and cost effectiveness. This design review results in a report which documents recommendations by the technical disciplines. For example, typical review activities are as follows:

Constructability: Do the construction documents represent a constructable design? Is the design constructable using normal local contractor means and methods?

Discipline Correlation: For example, verify that the reflected ceiling plan has been correlated between architectural, mechanical, and electrical. Confirm coordination of equipment, locations, openings, and sizes between the disciplines.

Bidding Packages Coordination: Is the content of an individual bidding package appropriate? Does its content adequately respond to previously issued or future bidding packages?

Discipline Technical Review: Has the discipline included the required information to result in a responsive bid? Is the information technically adequate? Have engineering calculations been spot checked for accuracy?

Building and Other Code Conformance: Are the code requirements adequately included? Have any previously granted code variations or equivalencies been properly incorporated?

Program Verification: Have the owner program requirements been correctly interpreted and included in the construction documents? Have the quality model expectations for the project been followed?

Maintainability: Does the design create any problems for the maintenance staff once the project has been built? Are spare parts easily obtainable for the specified systems?

Cost Effectiveness: Is the design as documented the most cost efficient to meet the budgetary needs of the owner? Is there a more cost effective alternative?
